Ventas Inc. anticipates $386 million in 2012 net operating income after management fees from its private-pay senior housing communities managed by Atria Senior Living Inc. and Sunrise Senior Living Inc.

The healthcare real estate investment trust previously estimated 2012 NOI of between $383 million and $385 million for the Atria/Sunrise portfolio. 

The company also announced preliminary fourth quarter occupancy rates for properties in this portfolio. The projections show occupancy increased from 88.3% to 91.9% on an annual basis.
